Calgary’s current zoning guidance says the citywide rezoning repeal took effect on August 4, 2026. A current suite answer therefore depends on the parcel’s land-use district, the kind of suite proposed, and whether an application or approval qualifies for a transition exception. Check the address and parcel record before relying on an older zoning summary.

Choose between the local suite types

Calgary distinguishes a secondary suite from a backyard suite. Under the City’s 2026 summary, a property may have one or the other, but not both. The City says secondary suites are permitted uses in all low-density districts under Bylaw 26P2026. Backyard suites remain permitted in R-G and discretionary in other zones, according to the current Council decision page. The City also says backyard suites can no longer be built on properties with semi-detached homes under the restored rules.

The Land Use Bylaw defines a backyard suite as a residence in a detached building behind the main residential building’s front façade, with kitchen, living, sleeping, and sanitary facilities. The precise district-specific definition and use rules still need to be read in the current by-law.

Check how the parcel was affected

The City says properties rezoned in 2024 that had not applied for or been approved for a qualifying R-CG, R-G, or H-GO development reverted to their prior district on August 4, 2026, subject to listed exemptions and later amendments. A general city map may not resolve an individual parcel’s application history or exception status. Check the current DMap, land-use by-law, and City records for the address and any qualifying permit, subdivision, or owner-initiated rezoning.

Confirm the project route

The City states that backyard-suite parking requirements have returned and that the district determines whether the use is permitted or discretionary. A discretionary route is not a guarantee of approval. Confirm the current district, applicable by-law text, project type, parking and site standards, and separate development/building permits with Calgary Planning and Development. Do not generalize Calgary’s transition rules to another Alberta municipality.
