Sacramento’s ADU eligibility guide summarizes different State-law ADU paths by property type and project form. For a multifamily property, the guide says at least one ADU may be converted within existing space that is not used as livable space, such as storage, a boiler room, an attic, basement, passageway, or garage, if the unit meets State building standards. The guide also lists detached new-construction ADUs on multifamily properties.

Sacramento Multifamily And Historic Adu Eligibility — eligibility route

Identify the property and conversion path

Check whether the site contains a single-unit or multifamily dwelling and whether the proposal converts existing non-living space or creates a new detached unit. The City’s summary is based on State standards; it does not determine whether a particular structure, zone, or parcel meets the full requirements. Consult Sacramento City Code §17.228.105(C), the current State ADU law, and the City’s property lookup for the actual site.

Check historic status separately

The City says ADUs are allowed in historic districts and on landmark properties, subject to Sacramento’s ADU Design Standards for Historic Properties. Use the City’s Land Information Lookup App to check the parcel designation and review the historic-property standards. Historic designation changes the review route; it does not itself answer whether the project meets every zoning, design, or permit condition.

The guide describes an eligibility screen rather than a parcel result. Confirm the current City code, property type, historic status, and applicable building and design reviews with the City before treating an ADU path as available.
