San Antonio’s Development Services Department provides an initial district and owner-residence screen on its ADU permit page. Use the City’s OneStop map to identify the parcel’s zoning, then compare the exact district and existing dwelling count with current City rules.

San Antonio Adu Eligibility — eligibility route

Check the district and unit count

The City lists R-1 through R-6 and RM-4, RM-5, and RM-6 among the districts that allow ADUs. In multifamily districts, the City describes eligibility up to a total of five units. It says only one ADU may be built on a property in an ADU-allowing district. These are summary-level screens; the current Unified Development Code and parcel record control the result.

Check the owner-residence condition

The City says an owner must live in the main house or the ADU. If the owner does not live on site, the property must be rezoned to allow more than one dwelling unit. The permit page also describes a recorded owner-residency affidavit for legal use and occupancy. Confirm current affidavit and zoning requirements with Development Services; do not assume that the general district list resolves the parcel.

The City’s permit and code checks also cover form, size, setbacks, and other requirements. This article addresses the initial eligibility screen and does not determine whether a specific ADU will be approved.
