Electric service and water lateral

Madison’s detached ADU guidance identifies a separate electric meter and panel for the new unit. It also cautions that the existing water lateral may not have enough capacity. The contractor must verify fixture demand and pressure drop with Madison Water Utility; an upgrade or a new lateral may be needed.

These are design and provider checks, not a conclusion that a particular service is adequate. Before fixing the building location or plumbing plan, identify the existing lateral and electrical service, gather available records, and ask the relevant reviewer what calculations or inspections are required. Keep the contractor’s verification, utility response, and any upgrade condition with the project file.

Check sewer and recorded conditions

The City also points applicants to sewer requirements in the applicable code and notes that a deed restriction may affect a detached ADU. Review title and property records along with current zoning, building, and utility guidance. A visible pipe, prior connection, or zoning permission does not establish capacity, a permitted connection, or compliance with a recorded restriction.

Use Madison’s current page for the actual project form and application date, and confirm details with City staff and the providers. The information is a screening checklist, not a utility determination or permit approval. For broader water, sewer, and drainage checks, see ADU water, sewer, stormwater, and drainage; electrical load is discussed in ADU electrical service and capacity.
