Hamilton’s Additional Dwelling Unit and Multi-Plex Housing Incentive Program offers a grant for eligible ADUs, detached units, garden suites, or qualifying multiplex projects with six or fewer dwelling units. The maximum is C$40,000 per eligible unit and C$240,000 per site. The City says applications remain subject to approval and available funds at its discretion.

Check the project area and eligible costs

The site must be inside the mapped Housing for Hamilton Community Improvement Project Area and outside Sub Area 2, Roxborough. The applicant must be the registered owner. The permit-date condition is a building permit issued on or after October 9, 2025.

The program covers eligible costs required under the building permit and incurred after permit issuance. The City lists materials, labour, and new or upgraded HVAC and plumbing as examples. It excludes appliances, decorative amenities, financing, consulting, and plan-preparation costs. The owner must still pay other project and development expenses.

The City describes an initial advance calculated as 20% of 70% of estimated eligible costs, capped at C$8,000 per eligible unit. The second advance is based on actual eligible costs and follows the occupancy permit, required Electrical Safety Authority certificate, and approved invoices. The total grant cannot exceed the program maximum.

Track the completion and agreement terms

The occupancy permit must be issued within 18 months after conditional approval or by August 4, 2027, whichever is earlier. The City says missing this date can stop further advances and place the grant in default under the agreement. Sale or transfer while a grant remains outstanding can also trigger repayment. Current agreement terms, application forms, site map, funds, and the property’s compliance status require City confirmation.

This incentive does not establish zoning approval, utility capacity, or an award. For a comparison with other public programs, see the ADU grants and programs guide; for occupancy and recapture conditions, see the funding-conditions guide.
