Check the parcel’s zone and casita count
Albuquerque’s ADU guidance describes one casita per lot in the cited R-A and R-1 contexts and calls for one off-street parking space. Confirm the actual zoning district on the City’s map and read the current code and any exceptions before applying those statements to a property. The citywide guide does not establish that a particular parcel qualifies or that a proposed space fits.
The City page also identifies a limit on the portion of the combined side and rear yard used for the casita and a five-foot passageway condition. Those are site-layout rules whose measurements and exceptions must be checked against the current text and a survey. Do not interpret the passage requirement as a fire-apparatus route, fire-code dimension, or fire department approval.
Show parking and passage on the same site plan
Map the proposed structure, lot lines, existing buildings, required parking space, driveway, and passage. Then ask Planning and Building staff which standards apply to the project form and whether other access, building, utility, or drainage reviews are required. A zoning passage and an off-street parking minimum answer different questions; satisfying one does not prove the other is feasible.
Keep the zoning district, measured dimensions, current source date, and any written City response with the plans. The Albuquerque guidance is a screening aid, not parcel approval. For the general rule-finding method, see ADU parking requirements and waivers; for emergency and legal route questions, see lanes, alleys, driveways, and fire access.
