Match the ADU to the stated Los Angeles case

The Los Angeles Department of Building and Safety’s ADU parking guidance says parking is not required for an ADU created within an existing or proposed residence, or within an existing accessory structure. It also describes situations where parking may be required, including an ADU larger than the existing main-home or accessory-structure area and a new detached ADU. Other statutory or local waivers may apply.

The project’s physical form and history therefore matter. Identify whether the unit is inside a residence, reuses an existing accessory building, expands beyond an existing structure, or is a new detached building. Confirm how the City classifies the proposal and which current state-law or local exception controls it. Do not treat “ADU” as one parking category for every configuration.

Verify current law and replacement parking

Before relying on an exemption, check the current Los Angeles Municipal Code and City guidance for the address and permit date. Also ask whether construction removes a parking space that must be replaced for the primary dwelling, and review driveway, access, and fire requirements separately. A parking rule does not grant a usable route or certify the site layout.

Save the applicable code section and written City determination with the plans. The LADBS page is a summary, not a parcel clearance or permit decision, and it does not establish fire access or driveway legality. For a repeatable way to check exceptions across jurisdictions, see ADU parking requirements and waivers.
